⭐⭐A reservation agreement can add an additional financial incentive for you and your buyer/seller not to pull out. It's a contract between you and the buyer/seller that states that only they have the right to buy/sell from/to you for a set period of time. It requires that for either side to pull out on their own volition they would need to pay out an agreed amount to the other party (usually a minimum £2,000). This gives the buyer and seller a contract right from the acceptance of the offer rather than waiting until the traditional contract exchange that often happens months down the line.
